Project Size: 2,600 square feet

This renovation reconfigured a Spanish colonial home to a sophisticated west coast Craftsman style. With the existing orientation of the structure offering both fantastic views of Howe Sound and advantageous floor-to-space ratios, it was decided that the building shell be retained. Large gable overhangs were introduced over the balcony to allow for year-round occupation, effectively increasing the useable floor area of the home. The pre-existing heavy, opaque stairs to the pool terrace were pushed to the north side of the building to permit more light to enter the ground floor. As a result, the full width south-facing balcony on the second floor adjacent to the major living spaces is mirrored below, providing beneficial adjacencies to the exterior. To make way for a new spa and landscaping, a pre-existing pool was reduced in size and lined with new tile. A grassed softscape is introduced near the pool, providing a play area where none existed previously.
